G Squared Surveying is a RICS-regulated chartered building surveying practice in Merthyr Tydfil, working across South Wales. Founded in 2017, our team acts for housing associations, local authorities, solicitors, businesses and private homeowners — covering WHQS compliance, damp and mould, quality inspections, building surveys, party wall matters, CDM and expert witness evidence.

Most clients come to us for one thing and stay for the rest. Because we cover the full range in-house, you don't need a second firm when a defect survey turns into a disrepair claim, or a refurbishment triggers a party wall matter.

Building Safety Act Compliance and Welsh Dutyholder Regime

Since 1 July 2026, Wales has introduced a new dutyholder regime under Part 2B of the Building Regulations, bringing principles associated with the Building Safety Act into building projects requiring Building Regulations approval.

The new requirements apply to far more than higher-risk buildings. Any project requiring Building Regulations approval must have a Client, Principal Designer and Principal Contractor appointed in writing, together with formal compliance declarations.

For housing providers that reaches well beyond new build. Voids, adaptations, planned maintenance and refurbishment can all fall within it wherever building regulations approval is required.

The client duties sit with you, not your contractor. We act as client adviser - reviewing your appointments, procurement and record-keeping so you can demonstrate compliance.
